I'm Alan Zheng, a RE/MAX Hall of Fame and Platinum Award REALTOR® with an MBA from the University of Michigan Ross School of Business. I provide Toronto and GTA real estate services in English and Chinese.

Every client works with me directly from the first conversation through closing. I personally handle property analysis, pricing strategy, marketing and negotiation instead of passing the client's file to junior agents or a team of assistants.

Bilingual Marketing That Reaches More Buyers

For sellers, my marketing extends beyond placing a property on MLS. In addition to professional photography, staging guidance and mainstream digital exposure, I can promote suitable listings through bilingual content, WeChat, RedNote and my Chinese-speaking buyer and investor network. I can also arrange virtual presentations for qualified buyers who cannot attend a showing in person.

The strategy is tailored to the property and its likely audience. That may include translated marketing materials, neighbourhood and school information, virtual walkthroughs and culturally informed presentation when appropriate. The objective is to explain the property's value clearly and attract serious buyers through multiple channels.

English and Chinese Home-Buying Services

On the buying side, I work with newcomers, local families and investors purchasing properties ranging from downtown Toronto condos to detached homes in North York, Markham, Richmond Hill and Vaughan. I help clients compare recent sales, neighbourhood demand, school zones, property condition, carrying costs and long-term resale potential before deciding how much to offer.

Non-Canadian buyers may face federal purchasing restrictions as well as Ontario and Toronto non-resident speculation taxes. Eligibility, exemptions and rebate rules depend on the buyer's immigration status, the property and the intended use. I help clients identify these issues early and obtain advice from a qualified real estate lawyer and tax professional before making an offer.

Understanding Toronto and the Surrounding GTA Markets

The families I work with consider different communities for different reasons, and that holds true within Toronto itself. Forest Hill and Lawrence Park attract established buyers drawn to mature streets, top-tier school catchments, and long-term value retention. Leaside appeals to move-up families who want a walkable, village-like feel with easy access to the Don Valley and downtown core. Bridle Path-Sunnybrook-York Mills remains one of the city's most exclusive enclaves for buyers seeking privacy and estate-sized lots, while Yonge-Eglinton draws professionals and investors focused on transit access and condo rental yield. Outside the core, families also look to Unionville, Berczy Village and Cornell in Markham; Bayview Hill, Westbrook and Oak Ridges in Richmond Hill; Thornhill and other Vaughan communities; or Bayview Village and Willowdale in North York. Schools, transportation, housing styles, community amenities and budget all influence the right choice.

Each market moves differently. The pricing and negotiation strategy for a detached home in Unionville is not the same as the strategy for a condo in Willowdale or downtown Toronto. My role is to explain those differences clearly and help each client make a decision based on current evidence rather than general assumptions.
