•All MLS® data obtained from this Virtual Office Website ('VOW') is intended only for your personal, non-commercial use.

•You have a bona fide interest in the purchase, sale, or lease of real estate of the type being offered through this VOW.

•You will not copy, redistribute, retransmit, or otherwise use any of the data or Listing Information provided, except in connection with your consideration of the purchase, sale, or lease of an individual property.

•Real Estate Board/Website Administrator ownership of and the validity of Real Estate Board’s proprietary rights and copyright in the MLS® database, MLS® data, Real Estate Board's MLS® System, and Listing Information.

•Information I collect. If you contact me or submit a form, I may collect your name, email address, phone number and the content of your message. When you browse this website, I also automatically collect usage information such as the pages and property listings you view, the date and time of your visit, your approximate location, IP address, device and browser type, and the website you came from.

•MLS® listing data. Use of MLS® listing information on this website is governed by the Terms of Use above, including the restrictions on copying, redistributing or scraping Listing Information.

•Cookies, analytics and advertising. I use cookies and similar technologies, including Google Analytics and the Meta Pixel (Facebook and Instagram). Google Analytics tells me how many people visit the website and which pages they view. The Meta Pixel records actions on this website, such as the pages and listings you view and when you click to call, email or message me, or submit a form.

•Through these tools, Google and Meta receive information such as cookie identifiers, your IP address, browser information and the pages or listings you viewed. If you are logged in to Facebook or Instagram, Meta may match this information to your account. I use it to measure and improve my website and advertising, and to show you my ads on Facebook and Instagram. Google and Meta may also use this information as described in their own privacy policies. I do not intentionally send sensitive information, such as financial or health information, through these tools.

•How I use your information. I use your information to respond to your inquiries, provide property and market information, improve my website, measure and personalize my advertising, and let you know about additional products and services you may be interested in.
