West Woodbridge is one of the oldest heritage communities in Vaughan. Downtown Woodbridge, where Market Lane shopping centre is located, concentrates on diversified historical buildings dating back to the early 1800.
Community Overview
The Community of West Woodbridge runs from Highway 27 on the west to Highway 7 on the south, Humber River on the east and Langstaff Road on the North. It borders the West Woodbridge industry district, where countless storefronts and office buildings provide plenty of job opportunities for Vaughan's residents.
1. Housing:
West Woodbridge Vaughan offers a fabulous combination of affordable detached real estate and townhouses, semi-detached homes and condo apartments. North Langstaff is a newer neighbourhood where most houses were built after 2000. South of Langstaff, dwellings were mainly constructed between 1970 and 1990. There are also selections of Victorian, Edwardian, Georgian and Gothic Revival styles housing near Woodbridge Avenue and Clarence Street, and many can be dated back to the 19th century.
From MLS listings, in the past 90 days, West Woodbridge Vaughan sold 24 detached houses on average of $1,421,833; 11 Attached town home, Semi-detached and Link houses on average of $997,773; 1 Town homes on average of $735,000; 10 condos on average of $784,850.
2. Demographic:
West Woodbridge has a sizeable number of Italian Canadians, over 50% of the population. Indian is the second largest ethnical group in the Community. About half of the Residents in the Community are over 50.
3. Transportation:
Though several bus lines operate through the Community, most families commute by car. Highway 427 provisions two entrances at Langstaff Road and Highway 7. It takes shorter than eight minutes to drive to reach the highway from anywhere in the neighbourhood. Highway 27 and 427 also directly link to express tollway 407, permitting a speedy trip to both East and West, even during rush hour.
4. Recreation:
Humber River and several beautiful creeks run through the Community. Rainbow Creek Park and Mapes Park present residents with walking trails, soccer fields, tennis courts, and children's playgrounds. South of the Community, residents will find a large number of sports facilities offered by Vaughan Grove Sports Park, which is just right beside Ontario Soccer Center.
5. Shopping:
In downtown Woodbridge, Market Lane Shopping Centre has a good collection of restaurants, fashion apparel, beauty and health, and services stores. On the west of the Community, residents can find Vaughan Valley Centre Shopping Mall and Walmart Supercenter.
6. Schools:
Blue Willow Public School serves most elementary students in the Community. A small portion of the community north of Langstaff will go to Pine Grove Public School. There are also four Catholic elementary schools in the Community. The zone for high school is demarcated by Langstaff Road, with students south of Langstaff going to Woodbridge College and north to Emily Carr Secondary School. Woodbridge College delivers French Immersion Programs to students, while Emily Carr Secondary School accepts international students and instructs ESL courses.
West Woodbridge is a mature community in Vaughan, offering convenient shopping and transportation. The proximity to Toronto, Brampton and Mississauga makes the Community an ideal location for families who need to travel frequently to those areas.
