Pleasant View is a North York community bordering Scarborough Town. It is a small community where most households are middle-income families, with a median income of $70K.

Community Overview

The community of Pleasant View runs from Don Valley Parkway on the west to Finch hydro corridor in the North, Victoria Park on the east, and Sheppard Avenue on the South. East of DVP, Pleasant View is a buffer community between North York and Scarborough. Even though it is a North York community, high school students in this neighborhood will need to attend secondary schools in Scarborough.

1. Housing:

North of Finch Avenue, residential real estates in this part of North York are bungalows, split-level, and two-story semi-detached and link homes. As this area is very close to Seneca college west of highway 404, many investors bought the properties and rented them out to students. South of Finch is mixed with detached, semi-detached, and link homes. Many Condo townhouses and apartments are mainly concentrated along Finch Avenue and Sheppard Avenue. There are several high-rise rental apartments near Victoria Park and Van Horne Avenue. About 81% of the housing in Pleasant View was constructed between 1961 and 1980.

2. Demographic:

Over 44% of the residents are of East and Southeast Asia origin, and 35% are of European Origin. The top ethnic origins in Pleasant View are Chinese, Greek, Italian, English, Indian, and Filipino.

3. Transportation:

Numerous buses run along Victoria Park Avenue, Sheppard Avenue, and Van Horne Avenue carrying passengers to Don Mill Subway station, which converges with the central transit system to downtown Toronto. Most residents use cars as their primary mode of transportation. The community borders Highway 404 and is very close to highway 401. car commuters can quickly get on the route and conveniently travel in all directions.

4. Recreation:

Several small parks are also scattered across the community. Clydesdale Park, Muirhead Park, Old Sheppard Park, and Van Horne Park offer kids' playgrounds, tennis courts, and baseball diamonds. Pleasant View Community Centre is another favorite destination for residents and provides an outdoor pool, an Indoor Bocce Court, and Indoor Ice Rink.

5. Shopping:

Anchored by Food Basic and Winners, Victoria Park Square is located at the junction of Sheppard Avenue and Victoria Park. Located in the southwest end of the community, Fairview mall, with over 190 stores and some very famous brands, like Apple, Hudson's Bay, T&T, H&M, and more, is one of the largest indoor malls in Toronto. Another strip mall along Victoria Village is Van Horne Plaza, which offers retail services to nearby residents.

6. Schools:

Four elementary schools serve students from JK to grade 5, Cherokee Public School covering Finch Avenue north, Ernest Public School covering south Finch Avenue to Pleasant View Drive, Muirhead Public School covering southwest, and Brian Public School covering southeast. Catholic families can send their children to Our Lady of Mount Carmel Catholic School. Grade 6 to grade 8 will attend Pleasant View Middle School. And high school students will enter either Sir John A Macdonald Collegiate Institute or L'Amoreaux Collegiate Institute.

Pleasant View is a small community offering different housing types. Close to Seneca College's main Campus and at the intersection of two major highways present numerous opportunities for investors.
