Lansing-Westgate

Located in the central area of North York, Lansing-Westgate is a community separated by the west branch of the Don River, the neighborhood north of the community called Lansing, and the south formerly known as Armour Heights. The community is covered with ample green space, with York Cemetery as the northern boundary and Earl Bales Park and the Don Valley Golf Course sitting in the middle.

Community Overview

Lansing-Westgate runs from Bathurst Street on the west to York Cemetery and Funeral Centre on the north, Yonge Street on the east, and Highway 401 on the south. It is home to the fourth busiest subway station in Toronto, Sheppard-Yonge station.

1. Housing:

Most homes are the outcome of two real estate booms: detached houses constructed from the post-war era to 1960 and condo buildings first developed in 1980. Most detached homes are situated on suburban lots with an average of forty to sixty-foot frontages. Some elder houses have been gradually transformed into custom-built modern homes since early 2000. The community's eastern border on Yonge Street comprises high-rise condo buildings. Many young professionals and international students relish the city life around the area due to plenty of shops and convenient public transportation. Roughly 40% of the population in Lansing-Westgate are tenants.

From MLS listings, in the past 90 days, Lansing-Westgate North York sold 22 detached houses on average of $2,102,365; 20 condos on average of $721,175.

2. Demographic:

About 53% of the residents are of European Origin, and 25% are of East and Southeast Asia origin. The top places of birth of all immigrants in Lansing-Westgate are Iran, Filipinnes, China, South Korea, and India.

3. Transportation:

Sheppard-Yonge subway station offers access to two subway lines, Line 1 Yonge-University to Union station downtown, and Line 4 Sheppard to Donmill Station. Several buses operated by Toronto Transit Commission (TTC) are also in service throughout the community. Around 40% of residents travel by public transit, higher than Toronto's average. For residents using cars, it will be very convenient to drive onto Highway 401 at the south border of the community.

4. Recreation:

Almost half of Lansing-Westgate real estate is covered by ample green space. With a community center, Earl Bales Park spreads across 127 acres of land and offers kids' playgrounds, an outdoor amphitheater, memorials, paved walking/cycling trails, picnic sites, and fire pits. At the center of the park is Earl Bales Ski & Snowboard Centre, which provides visitors with a ski field for winter activity. Furthermore, there is also a fenced, Off-Leash dog park near the community center. The Don Valley Golf Course connecting to south highway 401 is an eighteen-hole public golf course that furnishes beautiful scenery. Residents can also visit the North York Civic Centre at the northeast corner of the community. This complex is home to the Toronto District School board and has a sizeable public Library and the Douglas Snow Aquatic Centre.

5. Shopping:

The Yonge Street shopping corridor is brimming with restaurants, banks, coffee shops, and many professional service stores. Shoppers can find several supermarkets, such as Food Basics, Whole Foods Market, and Longos, near Yonge Sheppard Center.

6. Schools:

Cameron Public School and Willowdale Middle School serve students from JK to Grade 8 and intake students in the Lansing neighborhood. Ranked as the top 2% elementary school by Fraser Institution, Summit Heights Public School accepts students from JK to Grade 8 and serves families in the Armour Heights neighborhood. Northview Heights Secondary School and John Polanyi Collegiate Institute teach high school students from Grades 9-12.
