Berczy

The name of the Berczy community originated from the founder of Markham, William Berczy. Geographically, Berczy is situated in the centre of Markham. However, the neighbour community, Rural Markham, on the North of Major Mackenzie drive, is still vast farmland where a new master-planned community, Robinson Glen, with mixed residential and commercial real estate, is currently under development.

Community Overview

Berczy runs from Kennedy Road on the West to Major Mackenzie Road on the North, 16th Avenue on the South and Mccowan Road on the east. Three significant roads, Castlemore Avenue, Bur Oak Avenue and Wilfred Murison Avenue, run through the Community from east to west. And the other three major roads, William Berczy Blvd, The Bridle Walk and Stonebridge Drive, run through the Community from North to south. Berczy is a Chinese ethnic dominant community in Markham. Many locals even reference the Community as Tsinghua, a famous Chinese University, to demonstrate the concentration of the Chinese population and top-tier schools in the area.

1. Housing:

Berczy residential real estate is mixed with freehold single detached, semi-detached and townhomes, primarily developed after 2000. The Southwest of the Community is a more lately developed neighbourhood with many houses built after 2010. Many detached homes have four bedrooms with lot frontage between 35 and 45 feet. The backyards of most residential buildings tend to be shorter, with houses densely built next to each other. Attached housing, such as Semi-detached and Town, with three bedrooms and one car garage, is typical, but four bedrooms or double-garaged properties are also not uncommon. There is also a low-rise condo building with about 186 units at 540 Bur Oak Avenue.

From MLS listings, in the past 90 days, Berczy Markham sold 17 detached houses on average of $1,796,738; 16 Attached town home, Semi-detached and Link houses on average of $1,151,531.

2. Demographic:

Berczy is a Chinese ethnic dominant Community, with over 75% of the occupants Chinese. Homeownership is high in Berczy, with only about 4% of renters living in the Community. Furthermore, around 50% of residents in Berczy have received a university degree or higher.

3. Transportation:

Families will need cars to commute. Driving to highway 404 is about 8 miles, but there have been long traffic jams along 16th avenue at peak hours due to the increasing population in the area. Without a car, residents can also use public transit. Several YRT bus routes are along 16th Avenue, Kennedy Road, Major Mackenzie Drive, Bur Oak Avenue, and William Berczy Blvd. Mount Joy Go Station and Centennial GO station are also within a 10mins drive from the neighbourhood.

4. Recreation:

At the centre of the Community is Berczy Park. Bur Oak Avenue divides the park into North and South sections, which provide soccer fields, a baseball diamond, basketball courts, tennis courts and children's playgrounds. Located close to Warden Avenue and Major Mackenzie Avenue, the Berczy community centre features NHL-sized ice rinks, a public library, a double gymnasium, an indoor pool, and more. Nearby Berczy Tennis Centre is a 27,810 square feet indoor tennis facility. For Golf fans, Angus Glen Golf Club offers two 18-hole championship golf courses and has previously hosted multiple worldwide golf events.

5. Shopping:

Located at the junction of McCowan Road and Bur Oak Avenue, Williamstown Plaza is the largest outdoor shopping area in the Community and has a large Freshco supermarket store. The Shoppes of Berczy and Berczy Village Shopping Centre offer restaurants, Tim Horton, retail bank branches and other service-related stores. Another favourite destination for locals is Village Grocer, located at Kennedy Road and 16th Avenue. The store is famous for its meat, bakery and deli but also offers a small dine-in cafe area. With hundreds of stores, CF Markville mall is Markham's largest indoor shopping centre. Several anchor stores such as Walmart, Apple, Best Buy, Zara, H&M, Hudson Bay, and others champion an extraordinary shopping experience for locals and visitors.

6. Schools:

All schools in the Berczy community are top-notch and excellent. Castlemore Elementary Public School in the North, Stonebridge Public School in the southeast and Beckett Farm Public School in the Southwest serve students from GK to grade 8. Located at Kennedy Road and Bur Oak Avenue within the Community, Pierre Elliott Trudeau High School offers French Immersion Programs to students and ranks No. 12 high school in Ontario.

Berczy is a moderately new community in Markham where homebuyers can find more recent and relatively affordable housing. Families choose to live here also because kids can attend top-tier schools and adults can enjoy convenient recreational facilities and shopping.
