Vaughan Freehold Market Report - July 2020
In July 2020, Vaughan's market became one of the greatest seller's markets in the Great Toronto Area.
The average price of four bedrooms, double detached houses increased by 2.6%. While the units sold increased by 18%, only 6% increase in the new supplies. This month, our CA team, helped our client sell a comparable home with over 2000 square feet in Vaughan Patterson community. In the first ten days, we attracted over 60 families to view the house. Eventually the unit was sold for 15% more over the asking price. We estimate that the price will increase in the following months for this type of housing.
The average price of Town and Semi-Detached dwellings with three bedrooms and 1 Garage remains stable across the Vaughan. There are bidding wars for almost every house. But because more supplies are coming on to the market, we estimate the average price will remain steady in the up-coming months.
Overall, we estimate average prices will increase further in Vaughan in the following month as there are 12% more new listings added, contrasting the 24% more sold listings from the previous month.
