North York condo market was flat in July 2021

The average price of condos across North York remain flat in June, but the sales dropped by 11%.

Sheppard Finch Subway Line

In Willowdale East community, the average sales price for 500sqf to 600sqf was up 3% compared with last month. The rental market picks up significantly. Demand for all types of rental properties increased. The average rental price increased by at least 10% since early Jan.

Bayview Leslie Line

While the demand is robust, the average price for units at 600-699sqf (with one garage) remains almost unchanged. The supply is very tight; the current month of inventory is about 0.4. Almost every unit coming out of the market will be sold within 14 days. For the larger condo unit, the demand also picked up. For units between 900-999sqf, current month of inventory is about 2.

Donmill Subway Line

The average price of small units (500-599sqf) broke the record and reached $580K in July. The average rental price was up by around 10% for smaller unit condo properties.
