Markham Freehold Market Report - Dec 2020

In Dec 2020, Markham's freehold housing market remains a strong seller's market in the Great Toronto Area.

The freehold attached houses' average price, including town, semi, and link houses, was up 4.2% from the previous month, now $1M. The number of units sold declined by 34% due to fewer stocks in the winter months as new listings contracted by 46%. This segment of housing is currently in a very hot seller's market.

The average price of detached houses was little changed in Dec 2020. Approximately 58% of total freehold units sold in Markham last month are Detached houses. If you plan to buy a detached house in Markham, you will need to spend an average of $1.47M. As the market entered into the winter months, both new listings and sold listings drop. Given the new listings dropped by 37% but there are many market demands, the buyer does not have options when the bidding war happens in almost every house. We anticipate a heated market continuing in the coming months.
