Deloraine Ave is at the Heart of Lawrence Park North Community. The boundary of Lawrence Park North runs from Avenue Road on the west to Lawrence Avenue on the south, Braeside Road on the east, and Old Orchard Grove and Doncliffe Drive on the north. The community encompasses three neighbourhoods: Bedford Park, Wanless Park and Teddington Park. The initial housing stock was developed in the early 1900s, and many have recently been torn down and transformed into multi-million dollar modern homes. In past 3 months, 18 Detached homes were sold at average of $2.27M. Also, a higher proportion of the residents have a bachelor's degree and above. Numerous buses run through the community and have bus stops along Yonge Street, Mt Pleasant Road, Avenue Road and Lawrence Avenue.
