Brownridge is one of Thornhill's most densely populated areas on the Southeast side of Vaughan. The Community is home to the Promenade shopping mall, the fourth indoor mall in York Region, with 150 commercial tenants anchored by T&T supermarket.
Community Overview
The Community of Brownridge runs from Bathurst Street in the east to Centre Street in the North, Dufferin Street in the west, and Railway in the South. The border of Brownridge is just hundreds of meters from Steeles Avenue, which is the boundary between Toronto and the York Region.
1. Housing:
The real estate construction in Vaughan Brownridge mainly occurred between 1980 and 1990, with most housing detached homes. There are also a few traditional townhomes near the intersection of Centre Street and New Westminster Drive and some modern townhomes built lately around Bathurst and Clark Avenue. Condo apartments and townhouses can be found in the northeast corner of the Community surrounding the Promenade Mall. Homeownership in this part of Vaughan is high, with around 85% of owners occupying their properties.
From MLS listings, in the past 90 days, Brownridge Vaughan sold 22 detached houses on average of $1,445,273; 1 Town homes on average of $800,000; 12 condos on average of $771,200.
2. Demographic:
Brownridge is home to a sizeable Jewish community, many from Russia, Poland, Ukraine, and Israel. Chinese account for over 8% of the population in the Community. Italian, Indian, Korean, and Filipino make up most of the remaining residents.
3. Transportation:
York Region Bus Promenade Terminal is located at the northeast corner of the Community. It carries around 10 bus routes connecting other communities of Vaughan and Markham. Furthermore, several buses also connect North York Finch subway station, which converges with the central transit system to downtown Toronto. For active car commuters, Highway 407, a toll expressway just a few minute's drive from the neighborhood, links two significant Highways, 404 and 400.
4. Recreation:
Several parks scatter throughout the Community. Pierre Elliott Trudeau Park, Mill Arbor Park, Joseph Erin Park, Downham Park, Gilmore Park, and Wade Gate Park present residents with walking trails, basketball courts, baseball diamonds, tennis courts, and children's playgrounds. The Dufferin Clark Community Centre offers an indoor gymnasium, swimming pool, cricket pitches, and an outdoor skating rink. Two public libraries, Dufferin Clark Library and Bathurst Clark Resource Library, sit on the Community's east and west sides.
5. Shopping:
Promenade Shopping Mall is located at the northeast corner of the Community. It occupies over 900K square feet of space with ample parking spots. Over 150 stores are running businesses here, and visitors can find groceries, restaurants, banks, telecoms, and many other service shops here. Anchored by Walmart Supercenter and Winners & Homesense, SmartCentres Thornhill and Rio Centre Thornhill are close to the promenade shopping mall. They offer residents supplementary dining, banking, and shopping experience.
6. Schools:
Brownridge Public School, Charlton Public School, and Westminster Public School are three elementary schools that accept students from kindergarten to grade 8. The school zone is bounded by Clark Avenue, with Brownridge School intaking students living north of the Community and Charlton School receiving South West and Westminster admitting South East. Charlton Public School is an excellent school based on recent years' EQAO testing results.
For high schools, students living north of Clark Avenue and East of New Westminster Drive will go to Westmount Collegiate, one of four York region high schools specializing in arts programs. Hodan Nalayeh Secondary School, formerly known as Vaughan Secondary School but officially renamed in March 2021 by York Regional School Board, admits students from the remainder of the Community and offers specialized programs such as French Immersion and Advanced Placement (AP). Brownridge community is also home to St. Elizabeth Catholic High School. All these three schools welcome international students and offer ESL courses.
Finally, York University Toronto is merely a few kilometers away from Brownridge Vaughan. Several buses operating via the Community bring passengers straight to the campus.
