Community Overview
The boundary of Yonge-Eglinton runs from Yonge Street on the east to Briar Hill Avenue on the North, Avenue Road on the west, and Kay Gardner Beltline Trail on the south. Line-1 Yonge-University has two subway stations connecting North York and Downtown. Eglinton Crosstown LRT has an underground station linking the east and west of Toronto.
1. Housing:
The real estate planning under Toronto city resulted in many condominium buildings and office towers lining the west community's boundary along Yonge Street. Over 60% of residents are tenants living in the area, given the easy commute to work in most parts of Toronto. Most low-rise homes in this part of Toronto were built between 1910 - 1940. North of Eglinton is mixed of bungalows, semi-detached houses and detached homes with smaller frontages between 20 and 35 feet. South of Eglinton Avenue, also known as the Chaplin Estates neighbourhood, is populated with more extensive frontage, between 30 and 50 feet, single Detached homes of Tudor, Georgian and English Cottage architectural styles. Some elder homes have been torn down and transformed into luxurious modern homes.
From MLS listings, in the past 90 days, Yonge-Eglinton Toronto sold 22 detached houses on average of $2,323,728; 6 Attached town home, Semi-detached and Link houses on average of $1,643,503; 1 Town homes on average of $1,530,000; 16 condos on average of $638,538.
2. Demographic:
Only 27% of the population is a visible minority. Nearly 72% of the residents are of European Origins, and 15% are of East and Southeast Asian Origins. British Isles origins, English, Canadian, Irish, Scottish and Germany are top ethnic origins. The top birthplaces of all immigrants are the UK, China, Other European countries and USA. Also, a higher proportion of the residents have a bachelor's degree and above.
3. Transportation:
Roughly 50% of residents travel by public transit. MRT and LRT systems are highly advanced throughout the community. Two subway stations, Eglinton and Davisville, are within the community boundary. Eglinton is the central exchange terminal for Eglinton's crosstown LRT, connecting the central transit system to many parts of Toronto. Furthermore, the Yonge-Eglinton community is very close to Downtown Toronto. For Car commuters, driving to downtown Toronto will take less than 20 minutes via Yonge Street or Avenue Road.
4. Recreation:
Eglinton Park and Oriole Parks offer soccer fields, baseball diamonds, Tennis courts and kids' playgrounds. Starting from Allen Road and terminating on Mount Pleasant Road, The Belt Line trail is an 8.9km hiking path for residents. North Toronto Memorial Community Centre provisions many facilities, such as an indoor/outdoor pool, a Gymnasium, a fitness room and two outdoor rinks. The Northern District branch of the Toronto Public Library, renovated in 2011, offers residents an excellent venue to study and read.
5. Shopping:
The most significant commercial real estate is along Yonge Street and Eglinton Avenue. The Yonge Eglinton Center is an indoor shopping mall anchored by Metro, Cineplex, and Toys R US. Along Yonge Street or Eglinton Avenue, shoppers can also find many distinctive restaurants, antique shops, and speciality stores.
6. Schools:
Yonge-Eglinton is close to the elite all-boys school, Upper Canada College, and two top private schools for girls, Havergal College and The Bishop Strachan School, in neighbourhood communities. These three schools accept students from JK to Grade 12.
Three public elementary schools serve elementary students. North Eglinton Avenue belongs to the school zone of Allenby Junior Public School. Allenby Junior Public School ranks very high in academic performance and is a top-rated school for families with young children. Oriole Park Junior Public School admits students living south of Eglinton Avenue. Davisville Junior Public School zone accepts students from the rest of the community.
Hodgson Middle School and Glenview Senior Public School accept Middle school students. Furthermore, catholic families also have options to study at St. Monica Catholic School.
Yonge-Eglinton community is part of the North Toronto Collegiate Institute school zone. North Toronto CI is an excellent school that ranks around 42 over 739 high schools in Ontario.
Yonge-Eglinton is famous for its plentiful bars, pubs and restaurants. With the completion of Crosstown LRT and centred around the Eglinton subway hub, this is one of the best places among young professionals who could select to live outside the downtown core.
