Parkwoods-Donalda is on the east side of North York, Toronto bordering Scarborough Town. The community is evident by its winding streets and undulating topography. Populated mainly by residential real estate, there is still much green space with many parks distributed throughout the neighbourhoods.
Community Overview
The community of Parkwoods-Donalda runs from East Don River on the west to Highway 401 in the North, Victoria Park on the east, and Lawrence Avenue on the South. The community is divided by Don Valley Parkway. The Northwest quadrant of the community is also known as Graydon Hall. On the east of Don Valley Parkway is called Parkwoods. Along York Mills Road and Parkwoods Village Drive are several old condo buildings, rental properties and social housing apartments. Many low to middle-income families are concentrated in this space. South of Yorkmills Road will be more wealthy neighbourhoods, with most detached homes sitting on lots with at least 40 feet of frontage.
1. Housing:
The residential real estate in Parkwoods-Donalda can be subdivided by Don Valley Parkway and York Mills Road/Parkwood Village Drive into four zones. The northwest corner is the Graydon Hall neighbourhood, where north of Graydon Hall Park are many high-rise rental apartments and condo buildings, and south are mainly detached bungalows and split-level homes mostly built after 1960. The southwest corner is a sought-after neighbourhood with many multi-million dollar custom-built modern homes sitting on generous lots. From Three Valley Drive to further south are mixed with original and renovated bungalows, side-splits and semi-detach properties. East to DVP and south to York Mills Road, many property developments happened around 1960. There are many bungalows, back-split, side-split, and 2-Storey detached homes sitting on the lot with a frontage of at least 50 feet. The population is denser in the northeast corner of the community, where semi-detached and high-rise and mid-rise rental apartments are prevalent. With many affordable housings, the community is rental-friendly, and about 65% of the population are tenants.
From MLS listings, in the past 90 days, Parkwoods-Donalda Toronto sold 20 detached houses on average of $1,700,865; 11 Attached town home, Semi-detached and Link houses on average of $909,364; 2 Town homes on average of $770,400; 19 condos on average of $592,226.
2. Demographic:
Parkwoods-Donalda is a highly diversified community with ethnic origin from Europe, Asia, Africa and South America. The top places of birth of all immigrants in Parkwoods-Donalda are Phillippines, China, Iran, Romania, India and Bangladesh.
3. Transportation:
Around 40% of residents travel by public transit. Numerous buses run through the community and have bus stops along York Mills Road, Parkwood Village Drive, Lawrence Avenue and Victoria Park Avenue. Bordering Highway 404 and Don Valley Parkway, car commuters can quickly get on the highway and conveniently travel in all directions.
4. Recreation:
Connecting Duncan Mill Road and Sheppard Avenue, Betty Sutherland Trail is a 3.5 km woody and tranquil trail along the east Don River. West to Betty Sutherland Park, Graydon Hall Manor is a famous destination for weddings and entertainment occasions. South to York Mills Road and west of Don Valley Parkway, Donald Golf and Country Club overlooking the scenic valley with a meandering river running through the golf fields, offers its members a natural avenue for golfing, tennis, curling, swimming, dining and fitness. Several small parks are also scattered across the community. Graydon Hill Park, Roywood Park, Cassandra Park, Ranchdale Park, Underhill Park, Rowena Park, and Laurentide Park offer kids' playgrounds, tennis courts, soccer fields, baseball diamonds, and walking trails. Broadlands Community Centre is another favourite destination for residents and provides an outdoor pool, an outdoor ice rink, a baseball diamond and outdoor tennis courts.
5. Shopping:
Anchored by Toys R Us and No Frills, Victoria Terrace shopping centre is located at the junction of Lawrence Avenue and Victoria Park. Towards the centre of the community at Ellesmere road and Victoria Park is Parkway Shopping Mall, which is anchored by Metro, Shoppers Drug Mart and LCBO and has nearly a hundred stores. Another small plaza in the community is Donwood Plaza. It offers a grocery store and several service stores.
6. Schools:
There are six elementary schools serving the students from JK to grade 5, Rene Gordon Health and Wellness Academy covering northwest, Fenside Public School middle north, Roywood Public School northeast, Three Valleys Public School southwest, Cassandra Public School south, and Ranchdale Public School southeast. Broadlands Public School is a single-track French Immersion school that teaches about 500 students. Catholic families can also send their children to one of three catholic schools, including Annunciation Catholic School, St. Catherine Elementary School, and St. Isaac Jogues Catholic School. Grade 6 to grade 8 will attend either Donview Middle Health and Wellness Academy or Milne Valley Middle School. And high school students will enter George S Henry Academy or Victoria Park Collegiate Institute. In addition to public schools, Parkwoods-Donald is also home to a private school, Crestwood Preparatory College, which accepts students from Grade 7 to Grade 12.
Parkwoods-Donald is a large community offering different types of housing within its boundary.
