RE/MAX REALTRON REALTY INC.Wismer
The name of the Wismer community originated from the Wismer family, a founding pioneer of Markham. Geographically, Wismer is situated in the centre of Markham. Nevertheless, the neighbour community, Rural Markham, on the North of Major Mackenzie drive, is still vast farmland.
Community Overview
Wismer runs from Markham Road on the East to Major Mackenzie Road on the North, 16th Avenue on the South and Mccowan Road on the West. Two significant roads, Castlemore Avenue and Bur Oak Avenue, run through the Community from east to West. And the other two major roads, Roy Raine Avenue and Mingay Avenue run through the Community from North to south. Wismer is an Asian ethnic dominant community in Markham.
1. Housing:
Wismer residential real estate is mixed with freehold single detached, semi-detached and townhomes, primarily developed after 2000. With many unfilled lands, numerous new townhome neighbourhoods are under development or just developed after 2020. Many detached homes have four bedrooms with lot frontage between 35 and 45 feet. The backyards of most residential buildings tend to be shorter, with houses densely built next to each other. Attached housing, such as Semi-detached and Town, with three bedrooms and one car garage, is typical, but four bedrooms or double-garaged properties are also not uncommon. North of 16th Avenue and east of Markham Road, right behind Markham Museum, lies 28 restored heritage homes relocated from other parts of Markham. Markham city developed the neighbourhood to preserve heritage buildings. There are also four high-rise condo buildings along Markham Road near Bur Oak Avenue.
From MLS listings, in the past 90 days, Wismer Markham sold 22 detached houses on average of $1,736,808; 22 Attached town home, Semi-detached and Link houses on average of $1,237,395; 14 condos on average of $605,500.
2. Demographic:
Wismer is an Asian ethnic dominant Community, with over 62% of the occupants Chinese and 19% from South Asia. Homeownership is high in Wismer, with only about 5% of renters living in the Community. Furthermore, around 43% of residents in Wismer have received a university degree or higher.
3. Transportation:
Families will need cars to commute. Driving to highway 404 is about 10 miles, but there have been long traffic jams along 16th avenue at peak hours due to the increasing population in the area. Travel southbound can go through Markham Road, part of highway 48, and Mccowan Road. There are highway entrances on both highway 407 and highway 401. Without a car, residents can also use public transit. Several YRT bus routes are along 16th Avenue, Mccowan Road, Major Mackenzie Drive, Bur Oak Avenue, and Markham Road. Mount Joy Go Station is also close to Markham Road on Bur Oak Avenue.
4. Recreation:
At the centre of the Community is Wismer Park, which provides soccer fields, a basketball court, tennis courts and children's playgrounds. Located close to Markham Road and 16th Avenue, Mount Joy Community Centre features an ice rink and indoor and outdoor soccer fields. Established in 1971, Markham Museum presents visitors with Markham's history with a heritage village and modern exhibit buildings.
5. Shopping:
Most shops are centred around Markham Road. Besides large retailers such as Food Basics Supermarket, No Frills Supermarket, PetSmart and The Home Depot, shoppers can also find many restaurants, banks, cafes, Furniture Stores and service-related stores. At the junction of McCowan Road and Bur Oak Avenue, Williamstown Plaza is another outdoor shopping area in the neighbour Community with a large Freshco supermarket store. On the east of the Community, the Shoppes of Wismer and Wismer Village Shopping Centre offer restaurants, Tim Horton, retail bank branches and other service-related stores. With hundreds of stores, CF Markville mall is Markham's largest indoor shopping centre. Several anchor stores such as Walmart, Apple, Best Buy, Zara, H&M, Hudson Bay, and others champion an extraordinary shopping experience for locals and visitors.
6. Schools:
All schools in the Wismer community are top-notch and excellent. Wismer Public School, John McCrae Public School and Donald Cousins Public School serve students from GK to grade 8. San Lorenzo Ruiz Catholic School is another excellent elementary school located at the centre of the Community for catholic families. Nearby San Lorenzo Ruiz Catholic School, Bur Oak Secondary School is another highly ranked high school that accepts international students.
Wismer is a recent community in Markham where homebuyers can find newer and relatively affordable housing. Families choose to live here also because kids can attend top-tier schools and adults can enjoy convenient recreational facilities and shopping.
