Unionville is located at the heart of Markham City and is home to the new downtown Markham. It is the largest residential community in Markham in terms of population density. Furthermore, the land area of Unionville is the third largest in Markham. Several recent real estate developments south of highway 7 transform the community into a vibrant urban center.
Community Overview
Unionville runs from Rodick Road on the west to 16th Avenue on the North, Kennedy Road on the east, and Highway 407 on the South. Unionville has excellent schools, the best shopping, and very convenient public transit. It is one of the most wanted communities for many who like to live in the north of GTA.
1. Housing:
From condo studios that cost around $500K to multimillion luxury detached houses, home buyers have rich selections of real estate at Unionville Markham. Most freehold homes are single detached houses, with about 30% constructed around the 1980s and many of the rest between the 1960s and 1990s. Townhouses are also typical throughout the community, from the oldest condo townhome built in the early 1970s to traditional or stacked townhome constructed around the year 2000, and to the latest developed modern townhome sitting along highway 7 or close to new downtown, Markham. There are small numbers of Semi-Detached homes built around 1980 located close to Village Parkway and Calton Street intersection. Along highway 7 and around new downtown Markham witnesses an extensive collection of midrise condo buildings. With ambitious city planning, residents can expect more real estate condo projects in Markham Unionville in the coming decades.
From MLS listings, in the past 90 days, Unionville Markham sold 32 detached houses on average of $1,935,359; 10 Attached town home, Semi-detached and Link houses on average of $1,470,000; 9 Town homes on average of $959,753; 85 condos on average of $733,776.
2. Demographic:
Though the descendants of early European immigrants still dominate some areas, Unionville has an above-average Chinese population. With many top schools, the community attracts most families with children. Furthermore, residents in Unionville generally have a good education, with around 50% having a university degree or higher.
3. Transportation:
Many families have their cars, and public transit is equally convenient. There are plenty of bus routes throughout the community. The community has a Go station at South East corner close to Highway 407. Residents can take a local bus or drive to the station. In terms of driving, the main street, highway 7, is not an actual highway. There are excessive traffic lights along highway7. Nevertheless, the Unionville community is super close to the entrance of highway 404 and express toll highway 407.
4. Recreation:
Unionville community has many parks and green spaces. The famous Toogood Pond Park has multiple walking trails in the dense forest. Fine restaurants, pubs, and upscale apparel stores attract many locals and visitors annually and can be found on historic Unionville main street. Other beautiful community parks offer soccer fields, baseball diamonds, basketball courts, walking trails, and kids playgrounds, including Millenium Park, Coledale Park, Leighland Park, Carlton Parks, Crosby Park, Markham Civic Center, Austin Drive Park, and more.
5. Shopping:
Several shopping plazas are within walking distance from the neighborhood along Highway 7. One of the largest plazas is the First Markham Place which sits in the neighborhood Buttonville community. Finding a parking spot here is always tricky as elders, adults, and youth enjoy shopping and dining in this area. Markham town center shopping mall, located at the intersection of Warden and Highway 7, is particularly convenient for occupants living at nearby condo apartments. Asian tastes are concentrated in New Kennedy Square shopping mall, which has around a hundred restaurants and stores. In the summertime, another favorite hangout spot for both locals and visitors is the main street of Unionville, where Apparel stores, pubs, restaurants, and cafes are plenty. Unionville is truly a shopping paradise for residents with many other plazas in the community.
6. Schools:
All schools in the Unionville community are top-notch and excellent. William Berczy Elementary School has ranked first in Ontario for several years and has a Gifted Program from grades four to eight. Parkview Public School, Unionville Public School, and Coledale Public school are all top 100 out of 3000 elementary schools. Another famous school is St. Justin Martyr Catholic Elementary School, ranked number one across Ontario by Fraser Institution.
West of Unionville community is zoned to Unionville high school, which is well known for its elite arts program. The school accepts international students and offers ESL courses. About 80% of students are Chinese ethnic. The school ranked in the top 10 schools in terms of students' math and English test administered by the Ontario Education Quality and Accountability Office (EQAO). Students living east of the Unionville community will attend Markville Secondary school, another excellent school offering a gifted program to high-potential students.
In 2015, Markham city approved a new campus for York University. The campus is located at the Southeast corner of Unionville Community. It is expected to commission in the fall of 2023 and can accommodate ten thousand students.
Unionville community is the Ace community in Markham. It has an excellent living environment with convenient shopping and public transits. Families with kids can send children to receive the best education in the top schools.
