On the southeast corner of Markham is Grandview Community, which borders both Vaughan and North York Toronto. Grandview is one of the smallest communities in Markham but has several high-rise condos with a dense population at the northwest corner.
Community Overview
Grandview runs from Yonge Street on the west to Railway on the North, Bayview Avenue on the east, and Steeles Avenue on the South. The community has convenient shopping and public transit.
1. Housing:
The real estate in Grandview Markham composes mainly of single detached houses and the latest built high-rise condos. The condo cluster world on Yonge was developed by liberty development around 2015, in which homeowners rented out about 65% of condo units. Detached homes were mainly built before or in the 1960s. Bungalow split and 2-stories houses are prevalent. There are also small numbers of condo townhouses close to Steele and Henderson Avenue.
From MLS listings, in the past 90 days, Grandview Markham sold 8 detached houses on average of $1,709,847; 1 Town homes on average of $2,050,000; 12 condos on average of $648,417.
2. Demographic:
Grandview is a highly diversified community. There are many Chinese, Persian, Korean and immigrants from other countries. The median population age of the community is 36 years old, younger than Ontario's average, as many young people live in residential condo apartments.
3. Transportation:
Public transit is reasonable friendly for residents. Multiple bus routes are available on Yonge Street, Bayview Avenue, Doncaster Avenue and Steeles Ave. Buses on Yonge Street connect Finch Subway station, which converges with the central transit system to downtown Toronto. The Yonge North Subway Extension, expected to complete around 2030, will also have a new station at Yonge street and Steeles Avenue. Travelling by car will take commuters around 10 minutes to reach the nearest highway 404 entrance at Steeles Avenue.
4. Recreation:
Inside the community are Grandview Park, Proctor Park, and Charlie Clifford Park. Thornhill community centre, located in a Neighbourhood close to Bayview Avenue at the John Street intersection, has a public library, senior centre, Fitness Center, ice rink and squash courts. There are many Gym and fitness centres also available in nearby commercial plazas.
5. Shopping:
The shops in and near Grandview are abundant. Centerpoint Mall has over a hundred stores, including Hudson Bays, No Frills, Beer Store, Tim Horton, Canadian Tire, Canada Computers & Electronics, many restaurants, several banks and telecom stores. Sitting inside the condo cluster, the World Shops shopping mall in the community provides easy access to residents living in both condos and nearby neighbourhoods. The mall has outdoor and indoor retail shops offering groceries, dining, banking, cosmetic Services, and more.
6. Schools:
Henderson Avenue Public School accepts students from the Grandview community. Moreover, residents living in condo apartments will attend another elementary school, E.J Sand Public School. According to Fraser Institution, Henderson Avenue Public School is the top academic performing school in Markham, ranking 30 out of over three thousand elementary schools. For high schools, children will go to Thornhill Second School, which accepts international students and offers ESL courses.
Grandview is a fast-developing community where residents will see more growth opportunities in the area near the future Yonge North Subway Extension.
