Cachet is at the west end of Markham City bordering Headford Business park of Richmond Hill. The community is well-known for its large houses sitting on suburban lots. East end of the Cachet was once the famous York Downs golf club, but its land, encompassing 417 acres, was sold to real estate developers to build single detached and townhomes.
Community Overview
Cachet runs from Highway 404 on the West to 16th Avenue on the South. The Northern and Western border starts from Major Mackenzie/Woodbine Avenue and meets Rouge River Tributaries, Carleton Creek, and Berczy Creek. The city has planned a significant residential real estate development on the east end of the community, where was once the Golf field of York Down club.
1. Housing:
The residential real estate in Markham Cachet can be divided into three zones. East of Warden Avenue and surrounding Country Estates Drive have situated about 30 huge mansions sitting on generous lots, many with land over an acre. These houses were mainly built in the early 1980s and own exclusive circular driveways on their front gates. Several luxurious townhouses also sit on the north side of old Farm Ln Way.
The area between Woodbine Avenue and Warden is the neighborhood developed in 1990. Most homes have a minimum frontage of 60 feet and an average interior square of over 3000 square feet. Close to the intersection of Rodick Road and Rachel Crescent, there are also about 70 freehold townhouses. Nearby Woodbine Avenue and Rodick Road, Trinity Square, and Kin Village are two York Region Social housing, with around 300 mixed townhomes and apartments.
The housing price in the West of Woodbine Avenue residential zone is more amiable to middle-class families. Home buyers will find detached, semi, and townhomes built in early 2000. Some newly developed modern townhomes are available at Markland St near Woodbine Avenue.
From MLS listings, in the past 90 days, Cachet Markham sold 15 detached houses on average of $2,186,399; 9 Attached town home, Semi-detached and Link houses on average of $1,246,111.
2. Demographic:
Cachet is another Chinese ethnic dominant community in Markham, with a small number of European descent. The median household income of the community ranks top 14% in GTA. Furthermore, about 48% of residents in Cachet have received a university degree or higher.
3. Transportation:
Cachet borders highway 404. There are two highway entrances on both Major Mackenzie Drive and 16th Avenue. Express tollway 407 is also close, allowing commuters to journey east and West, even during rush hour quickly. Without a car, residents can also rely on public transit. Several bus routes are along Woodbine, 16th Avenue, and Warden Avenue.
4. Recreation:
Cachet community has several good parks. Willowheights Park, Hillmount Park, Ashton Meadows Park, Calvert Park, and Milton Fierheller Park offer walking trails, soccer fields, baseball diamonds, tennis courts, and kids' playgrounds.
5. Shopping:
Numerous shopping plazas are within walking reach of the neighborhood. The busiest is the Cachet Centre shopping plaza anchored by T&T Asian Supermarket. The plaza also runs many businesses, including Tim Horton, Sports Chek, Shoppers Drug Mart, Beijing Tongrentang Chinese herbal store, TD Bank, and many other restaurants and stores. The King Square mall is a multi-story indoor shopping center at Woodbine and Markland Street. It is a relatively new shopping mall, and the marketer named it after the busiest shopping district in Beijing, Wangfujing. North of Major Mackenzie and West of Woodbine Avenue, Cachet Village is a 400,000 sq. ft. shopping center anchored by Canadian tire. Four major Canadian banks have retail branches in this shopping center.
6. Schools:
There are three top-ranked elementary schools serving students from JK to grade 5. Lincoln Alexander Public School covers the West of Woodbine Avenue, Ashton Meadows Public School covers the area between Woodbine Avene and Ward Avenue, and Unionville Public School serves the east of Warden Avenue.
Woodbine Avenue divided the Cachet community into two high school districts. Students living in the east of the community belong to Pierre Elliott Trudeau High School, and the west side belongs to Richmond Green Secondary School. Pierre Elliott Trudeau High School offers French Immersion Programs to students and ranks No. 12 in Ontario. Located at Rodick Road north of 16th Avenue, St. Augustine Catholic High School is another excellent high school in the community.
Cachet is a prestigious community in Markham. Families choose to live in this part of Markham because it has easy highway access, is close to many supermarkets and shopping centers, belongs to the best school zone, and has many big houses with large interior spaces.
