Bullock is home to Markham's most significant community park, Milne Dam Conservation Park, which consists of around 305 acres of green land, dense forest, beautiful creeks and scenic trails. It is a favourite destination for gathering, hiking and relaxing for local families.
Community Overview
Bullock Community runs from McCowan Road on the West to Railway tracks on the North, Markham Road on the east, and Highway 407 on the South. Residential dwellings only occupy half of the community area. Commercial businesses, mainly automotive servicing companies, concentrate in the north and east, and Milne Dam Conservation Park occupies almost half of the land in the south of the Community.
1. Housing:
Many vintage real estates in Markham Bullock are ideal for redevelopment because they are sitting on a generous lot. Predominant housings are single detached homes constructed in the 1950s and 1960s. These houses often come with a minimum front dimension of 50 feet. Bungalow, back-split and side-split are typical, and some have been remodelled, spruced up, extended and upgraded in recent years. There are also small numbers of three bedrooms, freehold and condo townhomes close to highway 7. Several Semi-detached back-split can also be found at the centre of the Community north of highway 7.
From MLS listings, in the past 90 days, Bullock Markham sold 8 detached houses on average of $1,597,986.
2. Demographic:
With most of the residents of European descent, many English, Scottish and Irish, Bullock saw an increasing number of new Chinese immigrants in recent years. The median age of the Community is around 47 years old, which is more senior than the Ontario average.
3. Transportation:
Though several bus lines cross the Community, it will be more convenient for families to commute by car. The north border is a Go Train rail track, and the only way to travel up is via Snider Drive or McCowan Road. The Community is the border of tollway 407, which permits a speedy trip to both East and West, even during rush hour. There are two Go Stations in the neighbouring Community on the southeast and southwest. Centennial Go station in Markville and Markham Go Station in the Old Markham Village allows residents to journey directly to downtown Toronto in about 45 minutes.
4. Recreation:
Milne Dam Conservation Park is a massive park in Markham. The park offers a 2.3-kilometre trail crossing a splendid bridge and several beautiful creeks, becoming a favourite walking and biking spot. A large picnic and barbecue field overlooking the rouge river is an unmatched gathering place for families and friends. Residents also love the indoor experience at Centennial Community Centre, located at the east border of the Markville community. It has a 1,800-seat ice rink, a swimming pool with a diving tank, a fitness centre, and more. The Markham Village Community Centre is also immediate to the Bullock neighbourhood. With a public library nearby, residents can likewise find many amenities here.
5. Shopping:
The Community's North border concentrates on many commercial businesses. Shoppers can find Loblaws supermarket, LCBO, and a large retail bank. With hundreds of stores, CF Markville mall is Markham's largest indoor shopping centre. Several anchor stores such as Walmart, Apple, Best Buy, Zara, H&M, Hudson Bay, and other stores champion an extraordinary shopping experience for locals and visitors. Many fine dining restaurants, supermarkets, and retail chains can be readily discovered at all corners of the junction of Highway 7 and McCowan Road. Many stores are also on Historical Markham Village Main Street and highway 7.
6. Schools:
Bounded by Highway 7, James Robinson Public School is zoned for students north of Community and Roy H. Crosby Public School south. Roy H. Crosby Public School is one of the leading elementary schools that offer gifted programs. About one-third of students are in the program. Given the limited space, the school only educates students up to grade 6. Students will be transferred to James Robinson Public School or William Berczy Public School in Unionville for the reminder elementary school years. High school students will attend Markville Secondary School, a more famous school that ranks top 10 of over 700 high schools in Ontario. The school also delivers a gifted program to high-potential students.
Bullock is a mature community with many houses sitting on generous lots. Investors will find many opportunities to remodel the house or rent them out. Families with children can enjoy the convenient location and send their kids to the top schools.
